We seek an experienced and motivated construction project manager to join our dynamic team at Inco Building System. Our construction project managers are responsible for the start-up of construction projects, their management and coordination, and their close-out.
Our construction project managers are in charge of all steps of a construction project, including but not limited to managing employees, subcontractors, owner relations, quality control, safety, schedule, and executing the budget.
- The position is full-time, Monday through Friday.
- The applicant must hold a valid NC driver's license with a clean driving record.
- Salary for a position is determined by the candidate's experience.
- Bonuses and profit-sharing with conditions are part of the position.
- The Project Manager will report directly to the Production Manager.
- The Construction Project Manager manages the entire project, including a budget, schedule, subcontractor contracts and customer inquiries.
- The Construction Project Manager will handle the preparation and review of project bids and subcontractor contracts negotiation and management.
- The Construction Project Manager will collaborate closely with clients, architects, engineers, contractors, and subcontractors throughout the project lifecycle, setting project objectives and timelines, scheduling resources, and managing budgets, and contract agreement specification conformance.
- The Construction Project Manager will ensure the quality of construction, ensure compliance with safety regulations, and coordinate activities on site.
- Inco Building System Construction project managers ensure the successful execution of construction projects from project start-up to project closing.
Education:
- An undergraduate degree in civil engineering, construction management, or a closely related field is required, or equivalent combination of technical training and/or extensive experience in construction, design, finance, and management required.
Experience:
- Experience managing commercial construction, preferably Pre-Engineered Metal Building (PEMB) projects, on time and within budget for 4+ years.
Preferred Skills:
- Certification in project management or construction management, such as Project Management Professional (PMP) or LEED.
- A working knowledge of risk management and budgeting principles.
- Project management experience in metal building construction
- Understanding of local construction regulations, permits, and approval processes.
- Having a working knowledge of building information modeling software (BIM).
- Experience negotiating and managing construction contracts.
- Knowledge of lean construction principles and methodologies.
- Budgeting and cost control experience with strong financial understanding.
Required Tasks:
- Approve payment to vendors.
- Provide Inco management with up-to-date costs, progress, and forecasts for each project on a weekly basis.
- Represent the company at required project meetings
- Compile the Daily Report for each day of the project.
- Compile the Weather Report for each day of the project.
- Identify timelines, resource allocations, and procurement strategies for each project.
- Assure that schedules and specifications are followed during the construction process.
- Assess and select contractors and subcontractors based on their qualifications, experience, and cost-effectiveness.
- Track key performance indicators (KPIs) and report project status to stakeholders.
- Assure compliance with safety regulations and legal requirements, prioritizing a safe working environment.
- Maintain construction project documentation, including contracts, permits, drawings, and change orders.
- Organize regular meetings to facilitate communication, address challenges, and achieve project goals.
- Provide regular updates and reports on the project status, including milestones, budget updates, and any significant developments.
- Comply with local building codes and regulations and implement safety protocols.
- Identify improvement areas by thoroughly assessing and evaluating projects.
- Promote a collaborative and high-performance work environment by providing leadership and guidance to the project team.

Objectives:
- The planning, coordination, execution, monitoring, and closeout of all phases of construction projects.
- Assuring alignment with client needs by establishing project objectives, scope, and deliverables with stakeholders.
- Planning, budgeting, and allocating resources to ensure timely and cost-effective delivery of projects.
- Assisting architects, engineers, contractors, and subcontractors in monitoring the construction process and resolving issues.
- The management of procurement processes, such as bid evaluations, contract negotiations, and vendor selections.
- Manage change orders to ensure budgetary constraints are adhered to and oversee project budgeting and cost control.
- Maintaining regular site inspections in order to determine the progress of the project, identify risks, and ensure compliance with safety protocols and regulations.
- Communicate effectively with team members and stakeholders so that they know what is happening with the project, can express concerns, and can work together to reach a common goal.
Qualifications and Responsibilities:
- A strong understanding of construction techniques, building codes and safety regulations
- Excellent project management skills, including effective planning, organizing, and prioritizing.
- A detailed understanding of construction schematics and blueprints, as well as the ability to read and interpret technical documents.
- Ability to lead and communicate effectively with project teams and stakeholders.
- Software expertise in construction management, project scheduling, and cost estimation.
- Knowledge of sustainable construction practices and green building.
- Site Analysis: Conduct site visits to assess project conditions, potential challenges, and access issues or limitations.
- Risk Assessment: Identify and record all potential risks related to the project including weather, labor, materials, permit issuance, special requirements, and conditions at project site location.
- Client Relations: Maintaining open communication and a positive relationship with the building owner client.
- Create Change Order Documents: Create and manage change order and additional work order agreements by developing, pricing, writing, and managing the agreements.
Physical:
- Walking on uneven surfaces and in different weather conditions.
- Sit, stand, or walk short distances for the duration of a shift or workday.
- Some bending, kneeling, and stooping may be required.
- Frequent reaches above shoulder levels and below the waist.
- Climb stairs or ladders occasionally.
- Regularly works near heavy machinery and equipment that moves.
- An extended period of sitting at a desk and working on a computer.
- Exposure to outdoor environments with machinery/equipment nearby.
- The position requires the use of a company vehicle and/or a personal vehicle.
- It is necessary to wear personal protective equipment, including but not limited to steel toe shoes, gloves, safety glasses, hearing protection, hard hats and vests.
