How to Place, Cancel, or Refund a Metal Building Order

8 - Steps to Place a Metal Building Kit Order with Inco Building System

Before you buy a kit, do the upfront work first-----protect your investment.


Step #1:   Hire a licensed Professional Land Surveyor (PLS) to perform a Boundary Survey and create a detailed Site Plan/Plot Plan Drawing.  A site plan is required for submitting a building permit application.   The survey [and] plot plan must be drawn to scale and include: 

  • Property Boundaries: All lot lines with bearings, distances, and road frontage.
  • Existing Improvements: All current structures (house, shed, garage), driveways, walkways, fences, and concrete areas.
  • Proposed Improvements: Clearly differentiate and locate new structures [e.g., proposed metal building] or additions with setbacks (distance to  all property lines).
  • Easements & Utilities: Show all utility, drainage, or access easements.
  • Impervious Surface Calculation: The total  area (square feet) of all impervious surfaces (structures, paving, gravel) versus pervious surfaces (landscaping, grass).
  • Topography (If required): Contours or elevations, particularly for sloped lots or projects requiring drainage management.

Step #2: Confirm Zoning and Permits. Inco Building Systems requires written pre-approvals (Zoning and Building Permit) and notarized customer statements verifying approvals [before] a building order can be placed or initiated.

  • Zoning Department Approval: Get this in-writing. Verify with your county planning department that a metal building is allowed on your land without a zoning variance. A zoning variance can add 3-12 months to the construction process.
  • Building Inspection Department Approval: Get this in-writing. Verify and consult with your city or county building inspection department to confirm that an engineer-designed, stamped plan set—including foundation engineering—will satisfy all local code requirements for a building permit issuance on your land.

Step #3: Define Project Scope: Determine building size, height, color, and customizations (doors, windows, insulation).

Step #4: Get a Custom Quote: Email Inco Building System to receive a detailed quote tailored to your specifications and local building codes.

Step #5: Sign the Building  Order Confirmation/Purchase Form and Contract: Review the detailed order form—ensuring all components, loads, and codes are correct—and sign the agreement.  

Step #6: Submit Down Payment: A down payment is required to secure the order and initiate fabrication and manufacturing.

Step #7: Schedule Delivery: Inco Building System will coordinate with the manufacturer for delivery to project location. Ensure there is enough space for an 18-wheeler truck and trailer, and  large, delivery vehicles.

Step #8: Finalize Site Preparation & Building Permits: Confirm local building permits and prepare a level, accessible site for delivery, including an easily accessible and flat land materials staging area. Inco Building System [will] require site photos and permits  verification before processing your order, and before final scheduling of your building package delivery.

  • CONFIRMATION TO YOU: We will email a digital confirmation of order cancellation, and voided check within [two] business days. The cancel order document must be digitally signed by you and returned to us.
  • RETURN PHYSICAL CHECK: Physical checks will be returned via USPS Certified Mail (Return Receipt Requested) within fifteen (15) business days of [order cancellation]. A signature will be required upon delivery.
