NOTE: For predictable, on-budget outcomes, Inco consulting [must be engaged] during preconstruction—before breaking ground.
1. Stage Portable Toilet rental at the Project Location
1.1. 811.org Utilities Locating (Call Before Excavation-N.C. State Law) . Conduct pre-construction utility locating services by white-lining, and white-flagging the designated excavation areas, followed by submission of a locate request to 811.org at least 48 hours prior to excavation. Ensure all public utilities are marked, and utilize private locating services for non-811-member facilities.
1.2. Foundation Engineering Services:
2. NOTES: Foundation Engineering: It is the purchaser's responsibility to obtain and pay for independent, site-specific foundation engineering for all red iron buildings. Foundation engineering is not provided by the building manufacturers engineering department.
3. Survey First: Boundary survey and plot plan by licensed surveyor. Verify property lines to prevent illegal encroachment. Verify all existing pervious and impervious calculations.
4. Plot Plan Submission: Requirements for New Construction Building Permits
5. Building Permit Application: Preparation, Submission, and Procurement of Building Permits
6. Stage: Portable Facilities/Temporary Utilities, Storage Containers, and all Rental Equipment
7. Building Corner Staking by Property Surveyor: Foundation Layout per Site Plan Layout and Corner Staking at property location.
8. Site Layout & Zoning: Legally position the building with precise setbacks to prevent encroachment and zoning violations.
9. Building Pad: Ensure the building pad is properly excavated, graded, and compacted before the start of the foundation forming work.
10. Foundation Forming and Prep Work: Ensure the foundation forming in full compliance with all foundation engineering, and building codes including steel rebar reinforcement, stone aggerate, vapor barriers, and anchor bolt template placement. Ensure the foundation form elevation and reinforcement (steel rod) strictly adhere to engineered drawings.
11. Precision Anchor Bolt Setting: Manufacture, place and align anchor bolt templates with absolute precision per structural drawings; zero tolerance for "close enough" placement. "Half-way" placement is an expensive failure.
11.1: Foundation inspection by governing authority as required by state law.
12. Same-Day Concrete: Reserve and Schedule Concrete Vendor and Pumper Truck. Complete entire pour in one-day. E.G., For a nominal 5000 Square Feet slab, complete the pouring, finishing and control joint placement in one-day between the hours of 6:00 AM and 4:00 PM.
13. Monolithic Slab Foundation : Execute the concrete pour, finishing, and joint saw-cutting within the same day to facilitate proper curing and expansion per current weather-conditions.
14. Concrete Curing: Prior to steel setting, cure foundation for minimum 28-day period.
15. Erection Sequencing: Proactively manage steel component installation, alignment, bracing, and secure panel fastening for structural integrity.
16. Uncompromising Safety: Expert OSHA compliance, certified rigging, critical hoisting protocols, and comprehensive site inspections.
17. Equipment Operator Excellence: Safe handling, use and meticulous care of heavy machinery: lifting, telehandler, scissor lift, aerial boom lift.
18. Optimized Workflow: Strategic assessment of manual handling versus automated machine lifting to maximize efficiency.
19. Assured Validation: Total compliance with engineering specifications, structural data, and all related North Carolina State Building Codes, and North Carolina State Energy Codes
20. Construction Project Closeout: Finalizing the new construction project to secure the certificate of occupancy or completion from the governing authority, in accordance with department protocols.
